We utilize the home plans provided by the Customer/Dealer as a foundation for conducting a feasibility study and construction analysis necessary to secure preliminary plan approval from the relevant building officials for completing a building permit application.
Zoning and Regulations: Assess permitted uses, building height restrictions, setbacks, and any special requirements for the lot as part of your construction analysis. This information is crucial for your building permit application and will contribute to a comprehensive feasibility study.
As part of the construction analysis for your building permit application, evaluate the topography, soil conditions for foundation stability, the presence of wetlands or other environmental concerns, and ensure accessibility for construction vehicles. This assessment is crucial for a comprehensive feasibility study.
Evaluate the availability of essential services such as water, sewer, electricity, gas, and internet access as part of your construction analysis. If a water well is necessary, ensure you obtain a cost estimate for the water well system to support your feasibility study for the building permit application.
In the context of a building permit application, it is essential to identify potential environmental impacts and mitigation measures, such as stormwater management and tree preservation. This includes conducting a thorough construction analysis to assess wetland impacts and the presence of protected species as part of the feasibility study.
Conduct a construction analysis to evaluate access to the site for construction vehicles and assess the impacts on current residents as part of the building permit application and feasibility study.
Construction Considerations: Conduct a thorough construction analysis to identify potential challenges related to the site and design, such as soil conditions or accessibility, which are crucial for your building permit application. Preliminary Timeline: Develop a rough construction timeline based on information obtained from service providers as part of your feasibility study.
Meet with and/or obtain bids or estimates from qualified subcontractors on the major scopes of work. In addition, for the building permit application, where there is not a written estimate, conduct a thorough construction analysis to estimate all other costs associated with the project, such as construction materials, labor, permits, fees, and similar costs. This will ensure that you have a comprehensive feasibility study of the project's financial requirements.
Opinions of Cost. Since the Consultant does not control the cost of labor, materials, equipment, or services provided by others, nor does it dictate methods for determining prices, competitive bidding, or market conditions, any opinions regarding costs—including but not limited to the costs of construction, materials, and the building permit application—shall be based on its experience and represent its judgment as an experienced construction professional familiar with the industry. The Consultant cannot guarantee that proposals, bids, or actual costs will not differ from its opinions of cost. Should the Consultant's services be required to align costs with any limitations set by the Client, those services will be billed as Additional Services. If the Client seeks additional assurance regarding the finite details of any cost, it is advisable to obtain further services from the Consultant as an independent cost estimator, which may include a comprehensive construction analysis or feasibility study.
